Job Description

 Services related to service management
- Manage, supervise and operate employees in the department and other contractors such as security services, cleaning, insecticidal spray, garden, ornamental plants...
- Daily periodic inspection of service areas of the Building.
- Monitor the work and working attitude of each contractor position. Acceptance of service quality, ensuring compliance with the terms of subcontractors' contracts.
− Organize and participate in meetings between service departments to improve service quality.
− Set up the necessary data system to best monitor the quality of services provided by contractors and have a plan to promptly correct errors so as not to affect the quality of services provided to the Client, Building staff.
− Coordinating with security and sanitation department to supervise subcontractors in interior construction in the building.
- Organize and participate in fire drills of Security and Sanitation departments periodically of the Building and organize fire drills for the whole building when required.
- Representing the Company when authorized to work with contractors such as sanitation, security, bonsai....
- Be responsible before the leaders of the department and the company when there is an incident.
− Working on behalf of the Management Unit with the Landlord when permitted.
- Set up new Work Procedures when they arise.
- Receive information requests or feedback from customers, transfer them to people or service departments that have the function to solve problems.
- Solve problems related to the building and utility works related to the building.
- Monitor and manage the maintenance and maintenance of the building.
− Manage all assets and equipment fitted to the building and utilities attached to the building.
- Regularly hold meetings with employees and contractors to monitor and definitively handle damage, incidents and other arising problems in the process of management and operation.
- Inspect, urge and evaluate the work quality of the technical, cleaning and security departments.
 Administrative and financial related work
− Control the consumable cost of the building in a reasonable and effective way.
- Statistics, evaluation and handling of assets and equipment for the management and operation of the building.
- Quarterly financial planning, spending on procurement of consumables, services and techniques
- Update the operating process file system, sample forms related to daily service provision activities for customers of the Building.
- Solve administrative tasks when they arise.
- Prepare monthly and quarterly reports on service management and send to the company
- Issuing official dispatches and notices when authorized
 Work related to customer care.
- Manage tenant list.
- Receive and handle customer requests and complaints quickly and effectively.
- Organize customer satisfaction survey on the service quality of the building. Based on the review and evaluation of customers' opinions to make a plan to improve the service quality of the building.
− Supervising and coordinating with external contractors in accordance with contracts, lease agreements, service contracts and warranty regimes.
- Establish and maintain close relationships with customers, resolve customer complaints.
 Proposing to improve the service quality of the building.
- Other related works:
- Participating in the selection and training of personnel, building operation management.
- Prepare professional plans and reports at the request of superiors.
- Act as the focal point to work with local government agencies related to security, fire safety,...
- And other tasks as requested by superiors.
BUILDING TECHNICAL JOB DESCRIPTION:
 Monitor the operation of the building's technical system according to the periodic plan.
 Perform routine maintenance and maintenance of equipment systems (generators, fire protection systems, air conditioners...) according to the supplier's instructions and according to the plan approved by the department. authority to approve and issue.
 Carry out replacement and repair work (related to electricity, infrastructure... at the building) when required.
 Monitor and check the supply of replacement supplies. Use the assigned supplies, tools and equipment in a reasonable and efficient manner.
 Update the technical department's diary on maintenance, repair, replacement and repair work in accordance with regulations.
 Support Homeowner to record weekly and monthly electricity and water indicators to check and monitor power consumption in the building to avoid unnecessary losses (if any)
 Check and promptly fix technical problems related to the system. In case of major incidents, which are beyond the scope of their control, they must be reported immediately and consulted with their superiors for handling.
 Supervising outsourced contractors when entering the construction, repair and maintenance of the building.
 Coordinate with the Security Department to periodically check the fire protection system and fire extinguishers and make full records as prescribed.
 Participate in the development of energy saving plans, maintenance plans, and maintenance of building-related systems
